Educational use only — not advice

Every calculator, article and downloadable workbook on this site is provided for educational and informational purposes. Nothing here constitutes financial, investment, legal, accounting or tax advice, and nothing here is a recommendation to buy, sell, finance or lease any asset.

Real estate and e-commerce decisions carry real financial risk. Model outputs depend entirely on the assumptions you enter, and assumptions about rent, occupancy, supplier costs, fee schedules, interest rates and tax treatment change frequently. Verify every input against primary sources — your lender, your CPA, the current published fee schedule, your own diligence — before acting.

Accuracy and updates

We work to keep fee tables, formulas and default values current, but we make no warranty that any figure is accurate, complete or suitable for your circumstances. Third-party fee schedules (including marketplace, payment processor and lending fees) change without notice. Models are reviewed on the schedule described in our editorial guidelines, and the “updated” date on each page indicates when a model was last checked.

Licence for downloaded files

• You may use downloaded workbooks for personal and internal business purposes, including client work you perform yourself.
• You may modify the workbooks freely for your own use.
• You may not resell, redistribute, sublicense or publish the workbooks, in original or modified form, as a product or lead magnet.
• You may not remove or obscure attribution in the workbook properties.

Some outbound links are affiliate links. If you purchase through them we may earn a commission at no additional cost to you. Affiliate relationships never influence which tools we model, which defaults we set, or any calculation result.

Limitation of liability

To the maximum extent permitted by law, SheetModel and its contributors are not liable for any direct, indirect, incidental, consequential or punitive damages arising from your use of this site or the models downloaded from it, including lost profits, failed investments, financing denials or tax penalties.

Intellectual property

Site content, model architecture, explanatory text and design are owned by SheetModel and protected by copyright. You may quote short excerpts with attribution and a link. Bulk reproduction requires written permission.

Third-party links

We link to software vendors, data providers and reference material. We do not control those sites and are not responsible for their content, availability or practices.
